Cherie Harris-Brazeal: Welcome back to another TC Tip with Offer To Close. I’m Cherie and this is David. I have a question for you David. What is one of the biggest errors you see when you receive back an offer?

David Rodriguez: When we get an offer back that is fully-executed the first issue that we see that the listing agent is missing is the buyer’s inspection advisory. One of the reasons we see this is that the seller doesn’t actually sign this document they are returning the fully executed contract with the buyer’s inspection advisory. So listing agents, don’t forget to include the buyer’s inspection advisory.
